Why high-end buyers are semigrating to the Lowveld

Category Area Info

In recent years, the captivating landscapes of the Mpumalanga Lowveld have been casting a spell on discerning home buyers. While most are local executives and professionals, semigrants from Gauteng and across South Africa are making the area their home, boosted by the rise in remote working across industries.

The area is favoured for its weather, abundant wildlife, and desirable lifestyle. But the presence of exceptional wildlife estates has also been a magnet. The New World Wealth says you can find four of ten of South Africa's best wildlife estates in the area. Royden Trollip, Principal at Century 21 Nelspruit and White River, shares his thoughts on the growing allure of the Lowveld for high-end buyers.

Boom in Lowveld Zoom towns

"We have just reached the three-year mark since we were first confronted with the COVID-19 lockdowns," says Trollip. "For many, this move became more and more a permanent lifestyle choice. People are working from home and this has given rise to decisions of where to live, resulting in a steady flow of families out of the cities to Zoom towns like White River and Nelspruit."

A Zoom town, by definition, is a small community that is growing quickly due to the rise of remote work and the introduction of high-speed fibre internet. Trollip believes these Lowveld towns fit the bill when it comes to the ideal setting for remote workers.

"Consider the amenities that large towns like White River and Nelspruit have to offer," he says. "In addition to good internet connectivity, there are top quality schools, restaurants, shopping centres, close proximity to the Kruger National Park, an international airport, numerous outdoor activities (golf, cycling, hiking etc.), and medical facilities to name but a few. The result is that you end up with a community that has everything to offer this new breed of working professional."

High-end properties in high demand

Trollip says Nelspruit and White River have vibrant property markets, with plenty of properties that appeal to upmarket tastes.

1. Luxury homes and estates: Large, luxurious homes and estates with spacious floor plans, high-end finishes, and ample outdoor space are desirable for high-end buyers who are looking for a luxurious lifestyle in a beautiful natural setting.

2. Golf course properties: Homes and estates located on or near golf courses are in demand among avid golfers who want to enjoy the sport on a regular basis.

3. Eco estates: Eco estates that offer sustainable living options are increasingly popular among high-end buyers who want to minimise their impact on the environment.

4. Game lodges and wildlife properties: Properties located near game reserves or wildlife areas are sought after by buyers who want to experience the area's natural beauty up close and personal.

"Overall, high-end buyers who are semigrating to White River and Nelspruit are looking for properties that offer a luxurious lifestyle, proximity to natural beauty and amenities, and ample outdoor space for entertaining and relaxation," he points out.

Key Lowveld attractions and amenities

According to Trollip, White River and Nelspruit are popular destinations for high-end buyers due to their natural beauty, rich culture, and numerous amenities. Besides the stunning real estate on offer, the areas provide a great lifestyle through the following:

1. Kruger National Park: This world-renowned game reserve is located just a short drive from White River and Nelspruit, offering residents easy access to some of the best wildlife viewing in Africa.

2. Blyde River Canyon: This scenic canyon is one of the largest in the world and offers breathtaking views of the surrounding mountains and valleys.

3. Golf courses: White River and Nelspruit boast world-class golf courses, including the Leopard Creek Country Club, which is consistently ranked as one of the top golf courses in the country.

4. Shopping and dining: White River and Nelspruit are home to a number of upscale shopping centres and restaurants, offering high-end buyers a range of options for entertainment and dining. For retail therapy, residents can turn to White River Square, White River Crossing, I'langa Mall, and Promenade Shopping Centre. These areas boast superb culinary scenes, including restaurants like Phat Boys Beer House, Oliver's Restaurant, Orange Restaurant, and the Greek Kouzina.

5. Schools: The area is blessed with amazing private schools such as Uplands, Penryn, and Curro Nelspruit plus government schools like Hoërskool Rob Ferreira and Hoërskool Nelspruit.

Overall, White River and Nelspruit offer a range of amenities and attractions that make it an attractive destination for high-end buyers who are looking for a luxurious lifestyle in a beautiful natural setting, says Trollip.

Lowveld semigration advice

With so much to offer, it's unsurprising that the Lowveld area has seen a rise in semigrators. If you're planning a relocation, Trollip shares essential advice and tips to make it a smooth and successful journey.

1. Research the local real estate market: Before investing in any property, it is important to research the local real estate market to gain a better understanding of supply and demand, property values, and any trends that may impact your investment.

2. Work with a local property practitioner: A local real estate agent can provide valuable insights into the local market and help you find the best high-end properties that match your investment goals and budget.

3. Consider the location: Location is a key factor in any real estate investment. Look for high-end properties in desirable locations that are close to amenities, entertainment, and transportation.

4. Assess the property's potential ROI: Evaluate the potential return on investment (ROI) for the property you are interested in. Look at comparable properties in the area and consider any potential rental income or appreciation over time.

5. Evaluate the property's condition: It is important to assess the condition of the property you are interested in, including any necessary repairs or renovations. This will impact your overall investment cost and potential ROI.

6. Consider tax implications: Look into the tax implications of investing in high-end property in White River and Nelspruit, including property taxes, capital gains taxes, and any other fees or taxes that may apply.
