Find picture-perfect living in these East London suburbs

With its promise of superior house price growth and a coveted coastal lifestyle, the Eastern Cape is quickly emerging as the go-to destination for those seeking affordable yet quality living. Here, hard-earned money stretches further, offering more value for an investment compared to other coastal regions.

The province has seen a surge in demand, particularly from young adults - eager first-time homebuyers, early career professionals, and growing families. The area at the top of their list? That would be East London says Margie Dillin, Principal and Owner/Broker at Century 21 East London. She shares her insight into the area and advice on choosing the right suburb.

A magnetic appeal for home-seekers

Dillin says those buying or renting find plenty to appreciate about the city. "East London, on the coast of the Indian Ocean, appeals to both young and old. Apart from +- 400,000 residents and 1,4 million in the metropolitan area, it is a popular holiday destination with magnificent beaches, and a humid subtropical climate with warm weather throughout the year. The magnificent beaches attract surfers and keen fishermen while the Buffalo and Nahoon rivers provide access to river sports. The area commands a genuine sense of hospitality and laid-back style of living, far away from the hustle and bustle of larger cities," she says.

The rise in semigration has given East London a boost. Besides its relaxing atmosphere and beautiful beaches, the area has modern amenities for families, working professionals, and retirees alike:

  • Education: Stirling (Primary and High School), Cambridge (Primary and High School), and Merrifield Preparatory School and College
  • Healthcare: Frere Hospital, Life Beacon Bay Hospital, Life St Dominic's Hospital, and Life East London Private Hospital
  • Shopping: Vincent Park, Hemingways Mall, and Beacon Bay Crossing
  • Dining: Sanook Cafe, Grazia Fine Food & Wine, and Jules On Jarvis
  • Leisure: East London Museum, East London Aquarium, Nahoon Estuary Nature Reserve, and Lavender Blue Market
  • Travel: King Phalo Airport

Best suburbs in East London

When choosing the perfect place to live in East London, Dillin believes buyers and renters should put their personal needs above all else. "While we market in all suburbs of East London and find them all remaining popular, the choice of suburb would depend on your requirements. For example, if the suburb is close to a school, has an enchanting view, is close to the CBD and conveniences, and so on.

"Many areas like Beacon Bay, Blue Bend, Bonza Bay, and Nahoon Mouth are close to the ocean, making them ideal if you enjoy the beach. Many properties in Blue Bend, Nahoon, and Abbotsford offer residents beautiful river and ocean views plus the added benefits of river access, barge excursions, and picnic spots.

"Areas such as Vincent, Vincent Heights, and Selborne are more suitable for families with school-going children. These tree-lined suburbs are in the older parts of East London with a selection of larger, colonial-style homes.

"And for those wishing to escape the city, Gonubie and the East Coast resorts offer more of an all-year-round holiday feel," she says.

Insider tips for finding a home

Getting on the property hunt can be daunting, especially for first-time buyers, but Dillin says starting with a property practitioner can make the process effortless. "Choose someone who is well established in the city and able to provide solid advice. A professional can also help you overcome current market trends. A shortage of well-priced stock is keeping prices high, however, the lack of new developments also causes a shortage of well-priced townhouses. To overcome this, the right property practitioner will pinpoint a property that fits your unique requirements and help you negotiate a good deal with the seller," she points out.

For those after a rental property, Dillin emphasises the importance of setting aside adequate time for viewings. "At present, the rental market is very competitive and there is often not an abundance of rental properties available. A good property viewing will help you get a complete feel for the property and ensure you make an informed decision."

Partner with local real estate experts

Buying, selling, renting, or letting out property is a significant decision, and with that comes the need to place trust in a recognised real estate agency. "You can rest assured that Century 21 East London is a national multi-award-winning real estate office," says Dillin. "We are well known in the city and highly respected by others within the industry. We have a highly professional image and even out-of-town clients will most certainly recognise the Century 21 brand.

"If you pop by our office, call, email, or WhatsApp, you'll find a dynamic sales team on hand to assist you throughout the city and surrounding areas. And we welcome all clients, whether you need help with residential, commercial, and agricultural - both property sales or rentals."
