Your guide to Cape Town's Western Seaboard property market

Category Area Info

You can't go a day without reading about Cape Town's hot property market: semigrants are making a shift, international buyers are swooping in and snapping up investments, and tenants are competing for rentals. If you're on the home hunt yourself, the fast-growing Western Seaboard is one to keep your eye on.

Made up of a collection of suburbs along the scenic Atlantic Coast, the Western Seaboard offers upmarket living at a price point you'll love. But there are also golden beaches, picture-postcard views of Table Mountain, a treasure trove of family-friendly amenities, and gorgeous property options. Marlene Snowdon, Principal of Century 21 Western Seaboard, shares her insights on the area she's proud to call home.

What's trending in the area

"The Western Seaboard is currently welcoming a diverse mix of buyers," says Snowdon. "This includes those drawn by migration trends from Gauteng and KwaZulu-Natal, captivated by the allure of coastal living in well-managed municipalities."

The rental market is seeing a boom in business. Snowdon says the demand for Western Seaboard rentals surpasses the available supply across the area. However, pricing is still affordable by Cape Town standards. For R8,200 you can rent a one-bedroom apartment in Sandown, which is less than the average national rent (R8,294) according to PayProp's latest market report.

Snowdon also highlights an upswing in demand for retirement apartments. "The region offers a fantastic lifestyle for those looking to make the most of their golden years. However, most suburbs here also offer an array of lifestyle estates catering to all preferences."

More than "sea, sand, and sun" on offer

While the picturesque beach lifestyle is a major drawcard, Snowdon says the Western Seaboard's appeal extends beyond this. "With 123 public schools and over 20 private schools, it's a haven for families. Institutions like Blouberg International School, Curro Century City High School, and Elkanah House, for example, have very good reputations for their curricula, sports and cultural activities, and ethos."

According to Snowdon, the real estate market is expanding by the day. "Emerging suburbs like Sandown offer opportunities for homeowners to craft their dream homes such as the exclusive Centinela residential estate. Sunningdale, known for its beach-style charm, has some exciting new developments. The Manhattan on Coral, an apartment block in Beachfront, also gives you lock-up-and-go convenience with stunning views," she says.

Top suburbs for coastal comfort

Across the Western Seaboard, you'll discover great beaches and recreational activities, good infrastructure, and spacious properties. The region is known for an easy-going way of life, minimal traffic, and a strong sense of community. Keeping this in mind, Snowdon gives her picks for suburbs that are shining examples of Western Seaboard living:

  • Melkbosstrand: This suburb is ideal for a relaxed lifestyle and features a world-class golf course at Atlantic Beach Estate & Golf Links.
  • West Beach: This suburb boasts diverse property options and is a stone's throw away from the beach.
  • Sandown: This rapidly growing suburb features a lot of newly built properties in modern styles.
  • Parklands: This suburb is known for its affordability, making it an ideal choice for first-time buyers getting a foot on the property ladder.
  • Sunset Beach Golf Estate and Royal Ascot: These are perfect for those craving safe, fuss-free, and amenity-rich estate living.

"When choosing a suburb, take your time to explore and find the perfect fit for your lifestyle," says Snowdon. "The Western Seaboard is a mosaic of diverse neighbourhoods, each with its own unique character. Also, consider your family. It's best to prioritise access to a school for your child, especially one that caters to their unique needs."
